Job Description
We are seeking an experienced and highly motivated Property Manager to join our busy team in Plymouth. The successful candidate will be responsible for overseeing the day-to-day operations of a varied portfolio of properties, ensuring tenant satisfaction, landlord profitability, and compliance with all relevant housing legislation. This is an on-site, full-time role requiring a proactive individual with excellent organisational skills and a strong understanding of property management principles.
Key Responsibilities
- Manage a portfolio of residential and potentially commercial properties from our Plymouth office.
- Handle tenant enquiries, complaints, and maintenance requests promptly and efficiently.
- Coordinate property inspections, repairs, and preventative maintenance with contractors.
- Ensure compliance with all health and safety regulations, landlord and tenant law, and industry best practices.
- Process rent collection, arrears management, and deposit protection schemes.
- Conduct regular property visits and provide detailed reports to landlords.
- Prepare and manage tenancy agreements, renewals, and end-of-tenancy procedures.
- Foster positive relationships with landlords, tenants, and third-party service providers.
- Assist with marketing vacant properties and conducting viewings as needed.
Required Skills
- Proven experience as a Property Manager or in a similar real estate role (minimum 2 years).
- Excellent understanding of landlord and tenant law, particularly within the UK.
- Strong organisational and time management skills with the ability to prioritise tasks effectively.
- Exceptional communication, negotiation, and interpersonal abilities.
- Proficiency in property management software and Microsoft Office Suite.
- Full UK driving licence and access to a vehicle for property visits.
- Ability to work independently and as part of a team.
Preferred Qualifications
- ARLA Propertymark Level 3 or Level 4 Qualification in Residential Letting and Property Management.
- Degree or equivalent qualification in Real Estate, Property Management, or a related field.
- Experience with local Plymouth property market dynamics.
