Job Description

We are seeking an experienced and proactive Building Manager to oversee the daily operations and long-term maintenance of our high-rise residential towers in Wollongong. This pivotal role ensures the smooth functioning of all building systems, maintains high standards of resident satisfaction, and upholds the property’s value through meticulous management and strategic planning. The ideal candidate will be a detail-oriented professional with a strong understanding of facilities management, contractor supervision, and compliance within a residential strata environment.

Key Responsibilities

  • Oversee daily operations, maintenance, and upkeep of all common areas and building facilities.
  • Manage and supervise contractors, ensuring all works are completed to specification, on time, and within budget.
  • Conduct regular property inspections to identify maintenance needs, safety hazards, and areas for improvement.
  • Develop, implement, and monitor preventative maintenance programs.
  • Ensure strict compliance with all relevant building codes, safety regulations, strata bylaws, and legislative requirements.
  • Address resident inquiries, concerns, and complaints promptly and professionally, fostering a positive community environment.
  • Assist with the preparation and management of operational budgets and financial reporting for the building.
  • Manage security systems, access control, and emergency procedures.
  • Maintain accurate records of maintenance activities, service contracts, and building documentation.
  • Coordinate and attend strata committee meetings as required, providing expert advice and reports.

Required Skills

  • Minimum of 3 years of proven experience in residential building management or strata management.
  • Strong understanding of building maintenance, facilities management, and statutory compliance frameworks.
  • Exceptional communication, interpersonal, and negotiation skills.
  • Proficiency in property management software and Microsoft Office Suite (Word, Excel, Outlook).
  • Demonstrated ability to manage budgets, review financial statements, and track expenditure.
  • Strong problem-solving abilities and a proactive approach to issue resolution.
  • Ability to work independently and as part of a broader property management team.
  • Valid driver's license.

Preferred Qualifications

  • Relevant tertiary qualification in Property Management, Facilities Management, Business, or a related field.
  • Accreditation or membership with Strata Community Australia (SCA) or similar industry bodies.
  • Experience with large-scale multi-unit residential developments.
  • Current First Aid certification.
