Job Description
We are seeking a highly motivated and experienced Strata Manager with a strong focus on legal compliance to join our dynamic team in Mackay, QLD. This role requires an individual who is not only proficient in the day-to-day management of strata schemes but also possesses an in-depth understanding of relevant legislation, including the Body Corporate and Community Management Act. You will be responsible for ensuring all managed properties adhere strictly to statutory requirements, mitigating risks, and providing expert advice to owners and committees.
Key Responsibilities
- Manage a portfolio of strata schemes, ensuring adherence to the Body Corporate and Community Management Act and other relevant legislation.
- Prepare and disseminate notices, agendas, and minutes for committee meetings and Annual General Meetings (AGMs).
- Provide expert advice to Body Corporate Committees and owners on all aspects of strata law, governance, and dispute resolution.
- Oversee financial management, including budgeting, levy collection, and financial reporting.
- Coordinate maintenance and repairs, ensuring compliance with building codes and safety regulations.
- Handle correspondence, inquiries, and complaints from owners and residents in a professional and timely manner.
- Facilitate insurance claims and renewals for strata properties.
- Conduct site inspections and identify potential compliance issues or maintenance needs.
- Maintain accurate and comprehensive records for all managed schemes.
- Stay updated with changes in strata legislation and industry best practices.
Required Skills
- Minimum 3 years of experience as a Strata Manager in Queensland.
- Thorough understanding of the Body Corporate and Community Management Act (BCCM Act) and associated regulations.
- Proven ability to interpret and apply complex legal frameworks to strata management.
- Excellent communication, negotiation, and interpersonal skills.
- Strong organisational skills and attention to detail.
- Proficiency in strata management software (e.g., Strata Master, PropertyIQ).
- Ability to work independently and as part of a team.
- Current driver's license and own reliable transport.
Preferred Qualifications
- Certificate IV or Diploma in Strata Management.
- Experience with complex or large-scale strata developments.
- Familiarity with local Mackay market conditions and service providers.
