Job Description

We are seeking a highly motivated and detail-oriented Commercial Property Move-in Inspector to join our dynamic team in Bridgeport, CT. This crucial role involves meticulously assessing and documenting the condition of commercial properties prior to new tenant occupancy. The successful candidate will be responsible for conducting thorough inspections, identifying and reporting any existing issues or discrepancies, and ensuring properties meet specified standards. This position requires significant local travel within the Bridgeport area, excellent observational skills, and the ability to produce accurate, detailed reports.

Key Responsibilities

  • Conduct comprehensive pre-move-in inspections of various commercial properties, including office spaces, retail units, and industrial facilities.
  • Document property conditions meticulously using digital photography, standardized checklists, and detailed written reports.
  • Identify and record any existing damage, maintenance requirements, safety hazards, or non-compliance with lease specifications.
  • Communicate inspection findings clearly and professionally to property managers, leasing agents, and other relevant stakeholders.
  • Ensure all inspection reports are completed accurately, thoroughly, and submitted within established timelines.
  • Collaborate effectively with maintenance and cleaning teams to facilitate timely resolution of identified issues before tenant move-in.
  • Adhere strictly to all company policies, safety protocols, and industry best practices during every inspection.
  • Manage and prioritize a schedule of inspections efficiently to meet operational demands and tenant move-in dates.
  • Maintain professional conduct and represent the company positively during all interactions with clients and vendors.

Required Skills

  • Proficiency in written and verbal communication for clear report generation and stakeholder interaction.
  • Competency with digital photography for documentation purposes and basic computer software for reporting.
  • Demonstrated ability to work independently, prioritize tasks, and manage time effectively.
  • Possession of a valid driver's license and access to reliable transportation for extensive local travel.
  • Fundamental understanding of commercial property maintenance and basic building systems.

Preferred Qualifications

  • An Associate's degree in a relevant field such as property management, facilities management, or construction.
  • Previous experience (1-2 years) in property inspection, facility maintenance, or commercial real estate.
  • Familiarity with commercial lease agreements and common property condition standards.
  • Experience utilizing property management or inspection-specific software platforms.
